UM Guesthouse
The Guesthouse UM offers short-term housing with furnished rooms at multiple locations throughout Maastricht. Short-term is defined by 3-12 month's for Exchange students. For Bachelor or Master students, who arrive in August/September minimum stay is 11 months, maximum 12 months. For those students who arrive in January/February the minimum stay is 6 months, maximum 12 months.

To become a member of Maastricht housing please go to our website at maastrichthousing.com. There you can click on subscribe (top right next to log in) and from there follow the steps. Once you have paid the €35,- membership fee and it is in our account you will be able to see the rooms that are actually available.
Make a Reservation
The website automatically filters the Guesthouse UM offers that do not apply to your specific student type. Some Guesthouse UM locations are allocated to exchange students, while others are only available for bachelor's and/or master's students.

You will be asked to indicate your exact arrival and departure dates. These search results will be limited to the options that are still available.
Select the option 'Reserve now', which is visible after you select a room.
Payment
You will now be asked to make a down payment. This down payment equals 30 days of rent and will be used to pay the rent for the last 30 days of your contract. A one-time cleaning fee is also requsted. The cleaning fee is a mandatory fee, which will be used to professionally clean your roombefore arrival.
The room is not yet reserved until this payment is in our account! Until that time, other students will be able to book the same room.This system is comparable to that used by hotels. Once the down payment has been processed, you will receive an official confirmation email or notified to make another selection.
After you select a room, you will be automatically redirected to the payment page. Follow the instructions on the screen. We accept the following payment methods:

International or domestic bank transfer
Payment via credit card can only be accepted if the credit card is connected to a PayPal account. (American Express excluded!)
If something goes wrong (e.g. you closed the browser), you can always restart payment via the 'My payments' tab in MyHousing. If you choose the international transfer option, you will then see the bank details.
Payment for the first month after you arrive
When you arrive at the main Guesthouse reception desk, you will be asked to sign your contract and pay the first month's rent. It is only possible to pay the first month's rent by credit card or cash. If you have already paid the first month via MyHousing, you do not need to pay at the desk.
In addition to the option to pay at the reception desk, you can also pay your monthly rent online. This must be done before the first day of every month.
1. Go to the 'My rent' tab.
2. Check your current balance at 'Rent overview'.
3. Select 'Pay rent'.
4. Select your payment method and follow the instructions.
Failure to pay rent before the beginning of the month will result in a €15 fine. All rent payments, regardless of the payment option, will immediately be visible in your account. You can check how much you still owe and when your payments are due.
You can also pay your rent at the main building's reception desk (Brouwersweg 100, Monday-Friday from 08.30-17:00). In addition to the online payments, it is possible to pay with Visa, MasterCard, and some debit cards at the reception desk.(We cannot accept American Express)
Room assignment
After the down payment has been received, our employees will confirm your booking. You will receive an email confirming your reservation.
If someone else booked the room while you were waiting for your payment to be processed, we will convert your down payment into positive credits that can be used to book another available room in a location of your choice.
Once you select a new room, you will be assigned to it immediately (as your down payment has already been received). If the Guesthouse UM becomes fully booked while your down payment is in process, we can refund it to you; in that case, please send us a message at guesthouse@maastrichtuniversity.nl and include your bank details. If you paid bij PayPal then we can directly refund your payment to your PayPal account.
Furnishings & facilities
All Guesthouse UM rooms are furnished, the kitchens include dishes and cutlery as well as pots and pans, and washing machines are available for your laundry. You can see a detailed description of all facilities available for each location at www.maastrichthousing.com
All the room descriptions include pictures. It is not possible to have a personal viewing before you arrive in Maastricht.
Every room at the Guesthouse UM includes a pillow, a mattress cover and a linen package (duvet, duvet cover and pillow cover). You only need to bring your own towels.
Cancelling/changing a contract prior to arrival
If you need to cancel/change your contract before you arrive, you can do so based on a number of conditions:

You can cancel/change your reservation and receive a full refund up to one month prior to the start date of the contract.Youwill only lose the cleaning fee (to cover administration costs).

If you cancel the contract less than one month before arrival, you will lose your FULL down payment.

Membership fees paid to Maastricht Housing are non-refundable.

Arrival during office hours
The keys for all locations are at our main office .You will first come here to collect them.

The Guesthouse's office is open Monday through Friday from 08.30 - 17.00. There you will sign the contract and pay your first month's rent! After this process has been completed, we will guide you to your new room/studio. If you live at an outside location, we will take care of transportation.
Arrival outside office hours
If you arrive outside of business hours or during the weekend, you can collect your keys at the Security Desk located next to our office.The security desk is open 24/7. If you live outside the main Guesthouse, the security desk personnel will order you a taxi and we will cover the costs. However, we will only pay for the trip from the main Guesthouse to your new home!
You must come to the main Guesthouse during business hours on the first working day (Monday - Friday, 08:30 - 17:00) after your arrival to pay your first month's rent if you have not already done this through your MyHousing account.
Your contract
The contract we sent you contains detailed information about your stay. The conditions that apply to your stay at the Guesthouse UM are written on the back of the contract. The only thing you need to bring to check in is your valid passport or EU indentity card.When you arrive we will have an official contract for you to sign at our office.
Shorten/extend your contract
It is always possible to extend your contract if space is available. We will always first check whether the room/studio you wish to stay in is free. If not, we will check whether we have other suitable options for you. Please come by the reception desk at the main Guesthouse to inquire about the possibilities.
** It is not possible to shorten/cancel your contract without consequences after you have arrived. If you wish to shorten your contract, you will have to pay for the month in which you are leaving and an extra month as a fine. In other words, shortening your contract by any number of days will always result in the loss of your down payment!
Changing rooms
Sometimes you cannot get your first choice of rooms when making a reservation. It may be possible to change your room after arrival, depending on availability. We will start a waiting list three weeks after the start of the academic year at our reception desk.
Roommates
Due to privacy laws, we cannot give you information about your potential roommate prior to arrival. We will, however, always match you with somebody of the same gender.
It is possible to choose your own roommate if you already know somebody you wish to live with. When selecting a room, please send us the name of the person you wish to live with and we will do our best to match you with your preferred partner. Please note: this can only be done if there is availability.
Repairs/Complaints
Our maintenance crew is always at your disposal. As they have access to all rooms you do not have to wait or make an appointment. If you need their help, please come by the reception desk, give us a call or send us an email. We will try to take care of your repair within 24 hours.
Our housing officer will assist you in all non-technical issues.
If you have complaints, we kindly refer you to the reception desk at the main Guesthouse or to guesthouse@maastrichtuniversity.nl.
Internet
All locations of the Guesthouse UM have free Wi-Fi. Instructions for accessing the network can be found in each unit.

You can log in via the following procedure.
- Go to your wifi settings.
- Click the ‘Eduroam’ network.
- A pop-up appears asking for your username and password you received from Maastricht University.
- For your user name, fill in the following: [i…….]@unimaas.nl(e.g. i1234567@unimaas.nl). It’s very important that you add “@unimaas.nl”. Otherwise it won’t work!
- Fill in your password. NOTE: the password is capital sensitive!
- Click ‘connect’.
- A pop-up might appear asking to trust a certificate. If this pop-up appears click on ‘Trust’.
Twice a year (during arrival weeks) an IT support person is available at the main Guesthouse.
